Design & Feasibility

Site Investigation & Building Permit

Before construction begins, your site undergoes formal investigation and certification. A registered building surveyor completes soil testing, boundary identification and structural documentation to design compliant, properly engineered foundations for your specific site.

Your construction documentation pack includes:

  • Structural engineering design
  • Energy efficiency reports
  • Site-specific construction specifications

We (or your appointed consultants) then submit the Building Permit application under the Building Act 1993 (Vic), ensuring your project is legal, structurally sound and code-compliant before a single tool touches the ground.

Quotation & Scope Review

Once your documentation is finalised we conduct a thorough scope review, analysing every drawing, specification and engineering report to produce a detailed quotation. 

Where cost-saving alternatives exist that maintain your design intent and quality standards, we identify them before you sign not after. You receive a transparent quotation with plain-language explanations of every inclusion, allowance and exclusion before any commitment is made.

Signing the Contract

After you accept the quotation we prepare a formal Master Builders Victoria contract that clearly defines timing, cost, scope and each party’s obligations. We review every clause with you before signing, nothing is left unclear.

Your contract includes:

  • Fixed pricing with clearly stated provisional allowances
  • Variation terms and approval processes
  • Site access arrangements and communication protocols

STAGE 5

Construction Begins

With permits, insurance and contracts in place, construction begins. Depending on project scope, the construction phase typically runs 12 to 30 weeks for extensions and renovations, and longer for custom homes.

Throughout construction you receive:

  • Monthly written progress updates
  • Site walk-throughs at key milestone stages
  • Ongoing builder support for product selections and variations

Every DMI Build site is supervised daily. We maintain strict quality control at every stage and communicate proactively so you always know exactly where your project stands.

Final Inspection & Handover

When construction is complete we arrange a final inspection with your building surveyor to formally confirm quality and compliance. Once signed off, we provide your Project Completion Kit containing:

  • Statutory warranty documents
  • Contractor compliance certificates
  • Product care and maintenance information

We do not disappear after handover. If anything requires attention in the weeks and months following completion, we respond promptly and professionally.
